How do I book?
What deposit do I pay?
We require 50% of the booking value to reserve your property/dates. The remaining balance will then be due 12 weeks prior to arrival. If you are booking within these 12 weeks, we will require payment in full.
Do I pay a security deposit?
No, you do not pay a security deposit, but we do require a pre-authorisation on a valid card for £500, which is released following your stay. Charges would only be taken from this in the unlikely event that damages occur to the property as per our terms and conditions. A broken plate/glass is not an issue!

How close to the city centre is the property?
All our properties are right in the centre, just a short Roman stroll to everything!
- What is the property address/postcode?
Do you provide parking? How much will it cost? How do I obtain the parking permit?
We can provide one parking permit per property (with the exception of 1 Park View), for use within the relevant parking zone, at a minimal cost for your stay. If purchased, the parking permit will be ready to collect within your property upon arrival; It must be displayed in your vehicle for the booking period and returned to the property after. Lost permits will be charged at £100.
Additional vehicles can be parked for a cost in a nearby public car park - Charlotte Street Car Park (BA1 2NE for sat nav) which operates on a 12hr pay and display basis for a cost of £15 per 12 hours (In a compact city like Bath, we recommend arrival by public transport as the majority of places you would like to visit and things you will need are within easy walking distance).
Note: The train/bus station to all properties is 5/10 mins walk or 3/4 mins taxi costing approximately £4-£7.
Can I put decorations up in the property?
Sensible decorations can be put up inside the property as long as they do not damage any paint/plaster/furnishings. Please do not use sticky tape on the walls. Our properties are listed buildings and as such the display of anything on the front door or outside the property is not allowed e.g. banners or balloons.
What time is check in?
From 4pm onwards unless by prior arrangement.
How do I get my keys to the property?
There are no keys for the property; entry is gained via a security code, which is entered at the front door.
We will aim to meet you at the property for your arrival. Please provide us with an ETA and call us when you are no less than 30 minutes away. Contact details for this are: 01225 430366 (if dialling from an international mobile whilst in the UK, the telephone number is 0044 1225 430366).
Alternatively, we may provide details via telephone/email for a 'key safe' at the property, particularly if you arrive outside of office hours.
What do you provide in the property? What do I need to bring?
Our properties are all self-catering and as such, do not contain any food except tea, coffee, sugar, milk and other kitchen essentials e.g. salt & pepper.
The kitchen is also equipped with basic culinary pots/utensils and glasses/wine glasses, champagne flutes, crockery and cutlery. Dishwasher tablets, cloths, tea towels, washing up liquid and other basic cleaning products are also provided.
If you want something very specific to use/cook with during your stay, then please do bring it along with you just in case there isn’t one stocked in the property.
We provide each guest with their own bath towel along with bed linen, hand towels, toilet roll and complimentary use of the Cowshed toiletries in the bathrooms.
All of our properties have hairdryers, ironing facilities, dishwashers, fridge/freezers, wine fridges and televisions with access to Netflix. Some properties also contain DVD players, washing machines and music/sound systems. More details are available on the individual property pages of our website.
Can we add additional beds?
Yes, temporary beds can be arranged for a fee.
Spa packages... how will I get our vouchers?
They will be in the property ready for your arrival.
Spa packages... do I need to book the activities?
We will book all the activities for a time convenient to you and confirm to you with the exception of the Thermae Bath Spa.
Do I need to book the Thermae Bath Spa?
The Thermae Bath Spa do not accept bookings for the use of the spa. It is advised that you arrive as early as possible, to minimise time queuing. On weekends, the least busy time to enter the Spa is opening time at 9am.
Note: Treatments will need to be booked in advance, directly with the Thermae Bath Spa (01225 331234).
What time is check out?
10.30am unless by prior arrangement.
What do I need to do before I leave the property?
- Please tidy up the property and leave it as you found it.
- Bag rubbish and recycling separately.
- Load dishwasher and strip bed linen.
- Leave parking permit and any items associated with the property inside and close door. You do not need to contact us. No charges will be made if all is in order.
Can I check in earlier or out later?
Yes, early check-in (2pm) and/or late check-out (12pm) can be arranged for a fee, subject to availability. Please contact our team to arrange these.
Where can I store my luggage after check out?
Backpackers Hostel (13 Pierrepont Street-off Manvers Street, 1 min walk from train station). £4 fee per bag, per day, no pre-booking required. If you mention or show your Bath Boutique Stays reservation, you’ll only pay £2.
Is it possible to have a grocery home delivery?
Yes, all major grocery stores will deliver to any of the property addresses. Please make sure that you organise the delivery time after your arrival to the property.
